Why have an appraisal?
Appraisals provide an unbiased, third-party opinion of the value of a home.
This is an important step for buyers, sellers, and lenders alike, as it helps to ensure a fair and accurate price of a home. Additionally, residential home appraisals are often required by lenders as part of the loan approval process. Lenders want to make sure that the value of the home being purchased is equal to or greater than the amount of money they are lending to the borrower. This protects the lender’s investment in the event that the borrower defaults on the loan. In addition to providing security for the lender, a residential home appraisal can also help the borrower by providing them with a clear understanding of the value of the home they are purchasing. This can help the borrower to negotiate a fair price and avoid overpaying for a home.
Who Authorizes an Appraisal?
In the case of securing a mortgage/loan, the lender will solicit the appraiser on the buyer's behalf. In most other cases, the property owner, inheritor, or buyer may solicit the appraiser themselves.

The Appraisal Process: Step by Step
1. Pre-Inspection Quote Request
The first step is to reach out and solicit an appraisal quote. Even if you are uncertain if an appraisal is right for you, our quotes are free and provide cost of labor upfront.
2. Schedule the Appointment
Once the appraiser and requester reach an agreed upon price and time window, the appraiser's office will contact the homeowner or seller to schedule a time for the appraisal.
3. Prepare the Property
It is important to ensure the property is in its best material condition during the appraisal, as the appraiser will assess both the itnerior and exterior of the home. Please complete repairs and renovations prior to the scheduled appraisal time.
4. The Property Inspection
The appraiser will assess the size, layout, condition, quality, and amenities of the home. The appraiser will also consider factors such as the number of bedrooms and bathrooms, and any recent upgrades or renovations. The appraiser is not a property inspector so the level of inspection will be similar to that of a typical buyer.
5. Post-Inspection
After inspection, the appraiser will conduct a comparative market analysis (CMA). This involves researching recent sells in the neighborhood to determine the property's value. The appraiser considers factors such as size, location, condition, and recent market trends when selecting comparable properties.
Using information gathered from both inspection and CMA, the appraiser will determine the value of the property.
